Quality built into the appraisal process.
We check appraiser qualifications before assignment, review reports before delivery and follow up on questions about the work. This page explains those checks and how we protect appraisal independence.

Appraisal independence
Independent analysis. Clear accountability.
An appraisal needs independent analysis, so Avisso stands between loan production and the appraiser. Our selection and communication policies are designed to protect the appraiser’s independent judgment, in line with Appraiser Independence Requirements and Dodd-Frank §1472.
- Selection by AvissoAll client appraisal orders are assigned based on the appraiser’s geographic competence, qualifications and experience with the property type. Selection remains independent of loan production.
- Communication routed and loggedQuestions about the appraisal’s value or analysis are routed through Avisso and documented.
- No pressure or value targetsA documented policy prohibits pressure, coercion and value targets.
- Written policy on requestThe written independence policy is available on request.
Competency and credentialing
Relevant experience for the assignment.
Before an appraiser joins the panel, we confirm their credentials and standing and read samples of their work. Appraisers tell us the areas, property types and methods they’re competent to work in, and each order is matched against them.

|---|---|---|
| License | Active state credential, checked with the state licensing authority and the Appraisal Subcommittee registry, plus FHA roster status for FHA assignments | Onboarding and renewal |

Revision management
Clear revision requests.
When a report comes back with conditions, we check them against the report and your requirements first, so the appraiser gets one consolidated, specific request instead of a series. The appraiser’s response is reviewed with the same care as the original report before it returns to you. Turnaround on revisions is tracked.
Reconsideration of value
A clear route for reconsideration.
A reconsideration of value asks the appraiser to review a concern about the report, such as a factual error or relevant information that may have been overlooked. Follow the lender’s submission process. The appraiser remains responsible for the valuation conclusion.
Concerns about possible bias or inappropriate conduct should also be raised through the lender’s complaint process.
