The appraisal report is changing. Here's what that means for you.

UAD 3.6 (the updated Uniform Appraisal Dataset) and the redesigned URAR (Uniform Residential Appraisal Report) replace the familiar form-based reports with a single report driven by structured data. This guide explains what’s changing, why it matters and what lenders and appraisers should review.

What's actually changing

For decades the report you received depended on the form: a 1004 for a house, a 1073 for a condo, a 1025 for a small income property. UAD 3.6 replaces those with one Uniform Residential Appraisal Report that adapts to the property, backed by a structured data standard. The report will look different, carry more discrete data, and be validated differently when it's submitted.

Why it matters: UAD 3.6 changes the dataset and reporting structure. The appraiser's responsibility to develop a supported opinion of value remains. Appraiser software, quality-control rules, delivery formats and the way underwriters read the report all need to be prepared for the new format.

When

What lenders should review

  • A different report layout and data set for underwriting and QC
  • Changes to submission, UCDP/EAD messaging and condition codes
  • LOS, document and review-tool updates from your vendors
  • Staff training on reading the dynamic report
  • Overlap period with legacy forms on some products

What appraisers should review

  • Form software updates and a new data-entry workflow
  • More discrete fields, fewer free-text addenda
  • Photo, sketch and floor-plan requirements
  • Training and practice files before go-live
  • What Avisso will ask you to confirm
