What influences commercial property value?

A commercial building’s value reflects more than its size and condition. Its income, the surrounding market and how it can be used also matter.

Income and occupancy

For income-producing properties, rental income, operating expenses, vacancy and lease terms help explain the property’s financial performance.

The local market

Demand for space, competing properties and relevant sales provide context. An office building and a retail property can respond differently to conditions in the same area.

Use and potential

The property’s current use, any restrictions on that use and the uses supported by the market can affect the analysis.

How appraisers develop an opinion of value.

Appraisers consider different approaches to value and use those relevant to the property and assignment.

Income approach

Examines the property’s ability to generate income and relates that income to value.

Sales comparison approach

Analyzes sales of comparable properties, accounting for meaningful differences.

Cost approach

Considers land value and the cost of replacing the improvements, with an allowance for depreciation.

Not every assignment uses all three approaches. The report explains the methods used and how the evidence supports the conclusion. Read how appraisers use the sales comparison, cost and income approaches.

Useful information to have on hand.

The information needed varies by assignment. If available, the following can help describe the property and its operation.

Property information

Property address, building and site details, plans or surveys, and information about recent or proposed improvements.

Income and occupancy

For leased properties, a current rent roll, lease information and recent operating statements can help explain income, expenses and occupancy.

A rent roll summarizes tenants, rented space and rental amounts. You do not need every document to begin a conversation.
