A second, independent look at a report you already have.

You have an appraisal and a specific question about it: before funding, in quality-control sampling or in a dispute. A review puts an independent appraiser on exactly that question, with the a review focused on the issue you need answered.

When a review is worth ordering.

01

Before funding

Something in the report doesn’t sit right with underwriting, and you want an independent read before the loan moves forward.

02

Quality-control sampling

Post-closing or portfolio QC calls for a consistent, documented check of selected reports.

03

A dispute or value question

A borrower, investor or internal reviewer has questioned the conclusion, and the answer needs to rest on evidence.

Choose the scope.

The concern and the work required help determine the review type. These scopes refer to residential appraisal reports.

  1. Desk review

The reviewer evaluates the report, its data and its reasoning without inspecting the property. Suited to questions about support, consistency or completeness.

  2. Field review

Adds an exterior inspection, so the reviewer can check the property and its setting against what the report describes.

  3. Multifamily review

A review of a report on a small residential income property, with attention to the rent and income analysis.

Before you order

What helps us scope the review.

  • A copy of the report and its effective date
  • The specific question or concern, in a sentence or two
  • The loan purpose and where the file stands
  • Any additional sales or information you want considered

Questions should focus on facts and supporting evidence while respecting the original appraiser’s independent judgment. See reconsideration of value for how a value question is raised.
